The kitchens people love most are rarely the most expensive. They are the ones where you can cook and still talk to whoever is at the table. In a lot of Harrogate houses that means one wall has to go.

A knock-through adds £6,800 to the kitchen price. That covers the engineer’s calculations, the steel, the building control fees and inspections, taking the wall out, and making good the ceiling and floor so nobody can tell where it stood. It adds about two weeks on site.

What we check before we promise

At the design visit we find out whether the wall is load-bearing, what runs through it and what sits above it. If there is a soil stack, a chimney breast or a gas meter in the way, we tell you on the day, with a price for dealing with it rather than a surprise in week three.

One floor, not two

The most common giveaway of a knock-through is a threshold strip where the wall used to be. We lift both floors and lay one, usually engineered oak or large porcelain, straight through.
